Tax number and bank account
You get a Turkish tax number (vergi numarası) with your passport, usually the same day, and open a local account for the payment.
Valuation report
A licensed appraiser values the flat. Foreign buyers need this report before the Land Registry will transfer the deed.
Title deed (tapu)

Questions buyers ask us
Can foreigners buy an apartment in Maltepe?
Yes. Citizens of most countries can buy residential property in Istanbul in their own name. You need a Turkish tax number, a valuation report on the flat and compulsory earthquake insurance (DASK) before the title deed is transferred at the Land Registry.
Does buying a home in Maltepe lead to Turkish citizenship?
Only above the threshold. The citizenship route needs at least $400,000 of real estate, kept for three years with a no-sale note on the title deed. Several flats can be combined to reach it. Below that, the deed can support a residence permit application.
What does it cost on top of the asking price?
Plan for the title deed fee of 4% of the sale value, which buyer and seller often split, plus the valuation report, DASK insurance, a sworn translator and the agency fee. New-build sales can also carry VAT, so always ask for the price with VAT included.
Can I view a flat without travelling to Istanbul?
Yes. An agent can walk you through the flat, the building and the street on a live video call, and send the floor plan and documents before you decide whether to fly in.
How do I get from Maltepe to the city centre and the airport?
Marmaray stops at five stations in the district and crosses under the Bosphorus to the European side. The M4 metro runs to Kadıköy and towards Sabiha Gökçen Airport, which is about 20 minutes away by road.
