1. See the view from the flat itself
Developers often photograph the view from the best unit or the roof terrace. Ask for photos or a video taken from the windows and balcony of the exact flat you would buy, at eye level. A sea view apartment in Maltepe on the fifth floor and one on the fifteenth can share a building and still look completely different.
2. Which rooms face the sea
A full view from the living room is worth far more than a glimpse from a bedroom or a corner of the balcony. Ask for the floor plan and check which rooms face south towards the water.
3. What could be built in front
A view across an empty plot or a row of low houses may not last. Ask what the zoning allows on the land between the building and the sea. Views across the coastal park or a wide road are usually safer.
4. Price per square metre, not just the price
Sea view flats are often smaller, which makes the asking price look reasonable. Divide the price by the gross area and compare it with flats without a view nearby. That tells you how much you are paying for the view itself, and lets you decide whether it is worth it.
Gross and net area
Listings in Türkiye usually quote the gross area, which includes a share of walls, stairs and corridors. Ask for the net figure too, especially when comparing a flat in a large complex with one in a smaller building.
5. Sun, wind and noise
South-facing flats on the coast get strong summer sun, which is pleasant in spring and autumn and hot in August. Higher floors catch more wind. Flats facing the coast road can hear traffic at night. Visit at different times of day if you can, or ask your agent to film at the times that matter to you.
6. The building behind the view
A beautiful view does not make a building safe. Check the year built and whether it was designed to the current earthquake code, the condition of the common areas, and the monthly building fee (aidat). Ask whether the building has its occupancy permit (iskan).
7. The title deed
Confirm that the deed is issued, in the seller’s name and free of mortgages or other notes. A flat whose title deed is ready can transfer within weeks; an off-plan sea view depends on the builder finishing on time.
